Many landlords and possibly tenants too, will have been watching King Charles’ historic first King’s Speech on the 7th November not just because it’s the first by a King rather than a Queen since his grandfather King George delivered a speech on Christmas Day 1951, but because it contained new legislation that fundamentally affects them. Specifically, the Leasehold and Freehold Bill will, ‘improve home ownership for leaseholders in England and Wales, by making it cheaper and easier for more leaseholders to extend their lease, buy their freehold, and take over management of their building’. And then there’s the Renters (Reform) Bill, which aims to ‘achieve better standards in the private rented sector by increasing the rights of tenants and enabling them to better hold landlords to account’. Of course these aims are worthy and honourable ones – and the intent of the legislation certainly isn’t to make the lives of good landlords any harder, but to get rid of the ‘bad apples’ and to some extent ease the housing crisis. That said, these reforms do bring with them a whole new tranche of legislation for landlords to deal with.
