But with our Guaranteed Rent for Landlords scheme, you can do your bit to help.
A mid-April 2023 report by BBC news Social Affairs Correspondent Michael Buchanan revealed new National Housing Federation (NHF) figures showing that more than two million children in England live in circumstances so overcrowded that they have little or no personal space. The analysis also suggests that among them, some 300,000 children have to share beds with members of their family. It goes on to say that ethnic minority households are a staggering three times more likely to be overcrowded than white ones, and that more than a quarter of parents in overcrowded homes often have to sleep in a room other than a bedroom. So, how on earth can guaranteed rent for landlords make any difference?
Given that we’re living in a time of unprecedented rent prices, it’s perhaps not very surprising that many families can’t afford accommodation with adequate space – but it is depressing that the report cites examples of families forced to get council help when priced out of private rental accommodation and still find themselves unable to afford even a one-bedroom flat.
The BBC report quotes Joanna, a 36-year-old mum of a 10-year-old daughter, who’s paying £860 a month for what’s described as a one-bedroom flat, but which is actually a shower room, tiny kitchen/sitting area and a single room with double bed.
But if councils can’t help – what can an individual private landlord do? After all, you’re faced with the very same escalating cost of living as everyone else.
Actually, there is a way to help – and you’ll be pleased to hear you’ll be doing yourself a favour at the same time! Just by adding your property or properties to our stock of good quality, well-maintained social housing for rent, you’ll be doing your bit to ease the national shortage. You’ll be providing a family or families with much-needed accommodation at a realistic and affordable rental rate. Another benefit for you as well as for the people who make your property their home is that after an initial inspection, we’ll carry out any necessary work to get the place “up to scratch” and then look after all repairs, maintenance, and inspections. So, you know your place is in good hands and the tenants have the reassurance that their home is in good repair.
And finally, you have added peace of mind in the knowledge that we take all the tenant-related hassle off your hands, including finding and interviewing prospective tenants, conducting viewings and dealing with their queries and issues. So, all you have to do is sit back and enjoy your steady, reliable rental income.
