Never mind the base rate – get peace of mind guaranteed for up to five years.
Typical isn’t it! Just as we spot some light at the end of the economic tunnel, in the form of gradually falling inflation – and with it the hope that the Bank of England will start cutting the base rate – the Office for National Statistics announces a ‘surprise’ increase in the UK inflation rate. Modest though it is, the Consumer Prices Index (CPI) increase from 3.9% in November to 4% in November is significant – especially since most economists were expecting the rate to go down to 3.8%. ‘Not the end of the world’, you might think, but the trouble is that this means the Bank of England will hesitate to cut the base rate from its current 5-year high of 5.25%. So little prospect of a major drop in mortgage rates. OK, it’s true that some big lenders are offering slightly lower rates in the fight to win business – but you can’t count on lower rates in the long term… So how can you have a happy new year without any nasty financial surprises? Simply sign up for our Guaranteed Rent for Landlords Scheme for complete peace of mind in the knowledge your rental income is fixed and guaranteed for the full duration of your contract (usually up to five years).
From day one, you know precisely how much rental income to expect – and precisely what day of the month it will be paid – and we’ll pay it without fail. But what if the property’s vacant? You still get your rent paid just the same. But what if the tenants fail to pay – or even if they rack up huge arrears? Not your problem! We’ll pay your rent regardless.
Obviously, your property or properties must be ‘up to scratch’ before we can add it to our pool of much-needed social housing – but that’s no problem. We have all the skills and expertise on hand to get all renovation and upkeep done at economical rates – and once we’ve agreed the deal, you simply hand over the keys for the agreed period and along with them, you hand over all the hassles that go with being a private landlord. The only surprise you’ll face is at the scope of the services we deliver as part of the deal: everything from advertising the property, sourcing, interviewing, and selecting tenants and carrying out regular and frequent inspections to making sure your property’s being looked after, and even handling repairs and maintenance.
And that peace of mind extends to much more than the money – it’s also reassuring to know that every legal and financial aspect of your property affairs is in the safe hands of accredited property management professionals. What’s more, many of our participating landlords take great satisfaction in the knowledge that, by adding their property to our growing pool of social housing, they’re putting a desperately needed roof over at least one family’s heads.
